What Tiverton's ground and housing throw at you
Tiverton is built on red Devon sandstone and the valley sides of the Exe. That means two things: gradient and water moving downhill through the ground rather than sitting on it. A patio cut into a slope without a retaining structure and a drainage route behind it will be pushed by the bank in wet weather and undermined in dry. We have seen plenty of gardens where a low wall was built straight onto topsoil with no footing at all, and the bulge in it tells the story.
The other Tiverton issue is age. Cob and rubble-stone properties can have shallow foundations, so excavating hard up against a historic wall needs care and sometimes a different approach entirely. Old stone boundary walls also lose their cap and their pointing, then take water into the core and blow out in a hard frost.
